Terms and Conditions

We will try and accommodate our guests in the rooms they have chosen but this cannot be guaranteed.  

We have space for 5 vehicles on our front car park provided everyone parks between the white lines. We let 7 rooms, the parking is on a first come first served basis. There is ample free parking in the immediate vacinity for the other two vehicles.

Cancellations - If you have to cancel your reservation, please advise us immediately.

The Guest house will retain the deposit equal to one nights booking as a NON refundable deposit.

If notice of cancellation is 7 days or less we reserve the right to seek compensation up to 100% of the cost of the stay. At all times we will try and re-let the room, if this happens we will re-imburse minus bank charges and an administration fee. The person who made the booking is responsible for all costs.

Special offers:- Please note on our special 3 night offer you are charged the full room rate for the first two nights and the third night is discounted.

Bookings made via online web sites, terms and conditions are printed on that site.

We recommend that holiday insurance should be taken.

All damage must be paid for.

It is now against the law to smoke on our premises, please note that we now have to report people who have been smoking to the Council for prosecution if convicted they will issue you with a £250 fine.

Non Smoking and Takaway Food Policy - We are a strictly NON Smoking Guest House , if you insist on smoking or leave our rooms with heavy smoke odour during your stay in our rooms, a fee will be charged to your account to pay for the full cleaning of the room. If we cannot re-let the room to the next guest or they refuse the room because of the smoke odour  we will invoice you for lost revenue. We do not allow takeaway foods of any description in our rooms also due to the odour being left. 

We will not take anything off your card unless you disregard our No smoking policy, all damage must be paid for.

Whatever means of payment you choose to use, a credit or debit card, must be given on booking.

Credit Card Payments:- If paying by credit card, due to high bank charges a 2% surcharge will be added to your booking fee..

Valid card details must be given.

We pre-authorise card details for security reasons, if the card is INVALID or KEYED ENTRY NOT ALLOWED, or any details do not match, the booking will be cancelled. We will notify you of this by telephone, email or post.

Visa Electron Cards- We will not reserve a room if a telephone booking is made with this type of card.

We will accept Visa Electron payment if customer is present.
